What do the P-score and the G-score mean?
The P-score (P for ‘perceel’, the plot) indicates how likely a plot is to flood, and the G-score (G for ‘gebouw’, the building) does the same for the building on it, each from A (no chance or a very small one) to D (a high chance). Since 2023, both must appear in the advertisement and the notarial deed when a property is sold.
Where the scores come from
From the Flemish government’s flood maps: the likelihood of flooding from rivers, the sea and heavy rainfall, for the current climate and for a future one.
What it means for a project
A building project in an area at risk of flooding is subject to the water assessment (watertoets): the permitting authority checks that the project does not increase the risk, and can impose conditions, such as a higher floor level or a buffer.
