Questions about the Perceelscan

What is the Perceelscan?

A report for each address that tells you what may be built on a plot, which rules apply and what stands in the way of a project, drawn from government registers, with the source of every answer.

How much does a Perceelscan cost?

€49 incl. VAT per address. If you scan many plots, take the plan: €299 a month for 10 scans, €29.90 per scan outside the plan, all incl. VAT and cancellable monthly. The preview, which tells you whether a report on that plot is worthwhile, is free.

Does the Perceelscan include financial figures?

The report itself states which rules apply and what stands in the way of a project, without any amounts. It is followed by a calculator: an estimated value of the plot if you demolish and rebuild what is legally allowed, using Statbel’s median prices and assumptions you adjust yourself. An estimate, not a valuation: what a property is worth depends on the market and on who is buying.

Does the report count as a permit or as advice?

No. The permitting authority decides, and may depart from the rules if the result is at least equivalent. The report tells you which rule and which register allow or block something, so you know what to discuss with an architect.

Does the Perceelscan replace the official property information?

No. The Perceelscan is there for the decision you take before an offer or a project: in a few minutes, with the source for every answer. For the sale itself, the official property information is still required; the notary or estate agent requests it from the municipality.

Which municipalities does the Perceelscan cover?

In every Flemish municipality (all 285 since the 2025 mergers) and in the 19 Brussels municipalities. In Brussels, the number of m² that may legally be built is not yet included. Wallonia will follow later.

How quickly will I get the report?

The scan starts immediately after payment. As soon as the report is ready, you receive an email with the link.

How long will my report remain available?

The link remains valid for a year. You can keep the PDF for as long as you like.

What if the scan fails?

Then you get your money back automatically.

Where does the data come from?

From government open data: the GRB (Flanders’ large-scale reference database) and the address register of Digitaal Vlaanderen, the register of plans and regulations (DSI), the rights of pre-emption, the building lines and the Omgevingsloket of the Departement Omgeving, Onroerend Erfgoed (the Flemish heritage agency), the nature areas of the Agency for Nature and Forests (ANB), Seveso sites, vacant business premises (VLAIO), the flood maps of the VMM, the signal areas (Waterinfo), the sewer inventory and the PFAS zones of DOV and OVAM.

How up to date is the data?

Every register is queried at the time of the scan; the report gives the date of every answer. If a source did not respond, it says ‘not checked’, not ‘nothing found’.

Can I report an error?

Yes. Every section of the report has a button for reporting an error; we look into it and let you know.

What happens to my data?

We store your email address to deliver the report; payment is handled by Stripe. With an account, we also store your name, your role and the plots you viewed. The site uses no trackers, and only sets a cookie if you sign in or choose a language yourself.

Can I find my reports again?

Yes. Create an account with your email address; My plots shows your reports, the plots you viewed and your calculations, on any device. Once you confirm your address, you will also see the reports you ordered earlier.
