How does the Perceelscan work?
You look up an address, the free preview tells you whether a report on that plot is worthwhile, and after payment the Perceelscan queries the government registers and sets them against the rules that apply there. You receive an email with the link as soon as the report is ready.
1. The free preview
Before you pay, you see the area of the plot, whether there is a building on it, the zoning that applies – from a spatial implementation plan (RUP), a special or general development plan (BPA or APA) or the regional zoning plan (gewestplan) – and how many municipal, provincial and regional regulations apply. You can order a report for any address in Flanders and Brussels.
2. Ordering and payment
A report costs €49 incl. VAT. You pay by Bancontact or card through Stripe; ImSight never sees your card details. Because the report is produced immediately after payment, we ask for your explicit consent to that delivery.
3. The scan
The Perceelscan queries the government registers: the plot and buildings (GRB), the address register, plans and regulations (DSI), heritage, flooding and signal areas, PFAS, environmental permits (omgevingsvergunningen), rights of pre-emption, building lines, nature, Seveso sites, vacant business premises and sewerage. It states which plan and which regulations apply, and what each register reports about the plot.
4. The report
A web page with a map and 17 sections, and the same content as a PDF. Every answer carries its source and the date it was retrieved. The link remains valid for a year; the PDF is yours to keep.
What the Perceelscan is not
- Not a permit and not a guarantee: the permitting authority decides on a specific design.
- Not a valuation: the calculator works with Statbel prices and assumptions you adjust yourself; an estimate, not the work of an accredited valuer.
- Not legal advice: the report says which rule and which register stand in the way; an architect or lawyer assesses the project.
If the scan fails
If the scan fails, you get your money back automatically.
